The Property Management team can be contacted Monday to Saturday between 8.30am and 5.00pm, in the event of an emergency (outside of these times) you can make contact with your property manager via mobile phone and they will always attempt to assist you.

letting process

 

You think you’ve found your new home…

What happens next? Each applicant will need to fill out an Application Form and attach all the supporting documents as set out on the front page of the application form. Once completed, drop it into the appropriate Pulse office for fast approval (normally 48 hours). On approval, all applicants will be required to sign the tenancy agreement and pay the first two weeks rent (via money order or bank cheque). Our experienced team will be on hand to explain all the essential tenancy details to ensure you fully understand all the terms of the agreement.

 

 

rent payments   

 

Rent must be paid in advance at all times as set out in your Residential Tenancies Agreement. You will be advised of all payment options upon signing of your lease agreement. If at any stage during your tenancy you are unable to make your rent payment, please contact your property manager immediately. Failure to make your rent payment and advise our office will leave us with no alternative but to terminate the tenancy as provided for by the legislation and apply to the Small Claims Tribunal  for a hearing to gain possession of the property.

 

 

rental bond

 

A bond equal to four weeks rent will be required to be paid prior to taking possession of your new home. Your bond will be lodged with the Residential Tenancies Authority and held as security against any unpaid rent or damage to the property. Written confirmation  will be forwarded to you by the Residential Tenancy Authority upon lodgment and a bond reference number will be allocated.

 

Your bond will be refunded after vacation, less any deductions as agreed (if applicable) or as directed by the tribunal.

Pulse retains a duplicate set of keys to all properties for emergency access and periodic inspections. Locks cannot be changed without written consent from your property manager and if approved, a set will need to be supplied to our office immediately.

 

 

condition report

 

This report is very important as it outlines the condition of the property at the commencement of your tenancy. When you move into the property, be very particular with the Condition Report and make sure you mark down anything not already outlined on the report. When you have vacated the property the condition at that time is compared to the condition at the commencement and any variation (fair wear and tear excepted) will be your responsibility to reinstate.  You must return the Condition Report to our office within three working days of moving into the property.  Keep the report in a safe place during your tenancy, as you will need to refer to the report when vacating the property.

 

 

periodic inspections

 

Your property will be inspected periodically during the tenancy. The purpose of these inspections is to advise the owner of the condition of the property and how it is being maintained. You will be given a minimum of seven days notice prior to entry and you can expect an initial inspection within the first three months followed by further inspections every four months. These inspections also give you the opportunity to point out any repairs and maintenance required.

All requests for general repairs and maintenance (non urgent) must be received in writing using our Maintenance Request Forms.  In the event of an emergency repair required outside office hours and your Property Manager is uncontactable, arrangements for repairs can be made directly with the tradespeople listed below. Your Property Manager will attend to all repairs as promptly as possible however in most cases owner’s approval will be required prior to the work being undertaken.

Terminating the agreement

 

The tenancy agreement can only be terminated by you in the following ways:

 

If you are not renewing your lease at the end of the tenancy and intend to vacate on its expiry, you are required to give 14 days written notice prior to the expiry of the agreement.
If  the fixed term of the agreement has already expired and you have continued on a periodic basis and wish to vacate, you are required to once again give 14 days written notice.
 

If during your tenancy for some unforeseen reason you have to vacate the property prior to the lease expiring, please contact your Property Manager immediately to discuss your options.
